We don’t publish prices online. Not because we’re hiding them — but because no two commercial sites are the same. The only honest way to quote your facility is to walk it first.

Why we don't publish prices online.

Plenty of cleaning websites show “from $X/hour” rates. The numbers look reassuring but they’re usually misleading. Here’s why we don’t.

No two facilities are the same

A 200m² medical clinic, a 1,500m² warehouse, and a heritage café each need completely different cleaning. The same hourly rate would over-charge some clients and under-deliver to others.

"From $X" usually means "starting from"

The headline rate on most cleaning sites is for the smallest, simplest job at the lowest frequency. Real facilities almost never get that price — and you only find out when the quote arrives.

An accurate quote needs to see the site

Surfaces, access, special requirements, after-hours considerations, equipment needed — these all shape the price. We'd rather take 30 minutes to assess properly than send you a number we can't stand behind.

Cheap quotes hide trade-offs

When a number looks too good, it usually is. Lower-cost quotes often skip insurance, use undertrained staff, or leave out things you'd assume are included. We quote what the job actually needs.

What we'll tell you on the phone

If you call us before booking a site visit, we're happy to chat about general ranges, what's reasonable for similar facilities, and whether we're likely to be a fit. We just won't give you a final number without seeing the space — because that wouldn't be honest, and it wouldn't help you compare quotes fairly.

What happens during a site assessment.

The site visit usually takes 30 to 60 minutes depending on facility size. We walk through the space with you (or whoever manages access), measure what needs measuring, and ask the questions that actually shape the quote.

You don’t need to prepare anything — but if you have building manager contact details, current cleaning concerns, or specific compliance requirements, it helps to have them handy.

What we look at:

Square metres and surfaces

Approximate total area, breakdown by zone, surface types (carpet, vinyl, concrete, tile, timber, glass).

Foot traffic and use patterns

How many people use the space, peak times, what messes accumulate fastest, where the pinch points are.

Access and timing constraints

When the space is available for cleaning, security and key requirements, building manager protocols, after-hours arrangements.

Special requirements

Compliance needs (medical, food, childcare), heritage surfaces, sensitive equipment, allergen considerations, environmental preferences.

We can talk you through what's reasonable for similar facilities, what ranges are typical, and whether we're likely to be a fit. We just won't commit to a final number without seeing the space — because doing so wouldn't be honest, and it wouldn't help you compare quotes fairly. Call us — we're happy to chat.

Yes — and there's no obligation attached. We'll come out, walk through your facility, and provide a quote. Whether you accept it or not is entirely up to you. We don't charge for the visit, and we don't follow up aggressively.

For most offices, 30–45 minutes. For larger facilities (industrial, schools, multi-storey strata), it can be 60–90 minutes. We respect your time and don't drag it out — we ask what we need to ask, take what we need to measure, and leave.

The site visit is usually conducted by an account manager or operations lead — someone with the experience to scope work accurately. Your day-to-day cleaning crew is then assigned based on your facility's needs. Whoever visits, they'll explain the team structure and introduce key people.

Yes. Even small facilities benefit from a proper assessment — it's how we ensure the quote accurately reflects access, surfaces, and your specific needs. The visit for a small office is usually quick (30 minutes or less). It's still the right approach.

Absolutely — and we encourage it. Compare on scope, frequency, what's included, insurance, and total price (not just headline rate). A good quote should make comparison easy. If you have other quotes already, share them with us — we'll explain any differences clearly.

Scope changes are normal — extra cleans during busy periods, additional spaces, reduced frequency over slower months. We'll discuss any change with you before adjusting the price, and you'll always know what you're paying for. Nothing slipped onto the invoice without your say-so.

Our quotes are typically valid for 30 days. After that we may need to refresh the numbers if costs have shifted — but we'll always tell you upfront if anything has changed, not surprise you when you come back to accept.
